and it is stressing me out big time. i have to gather up all this shit like old w2's, wifes pay stubs and that. tomorrow i am going to sitdown with my mom and she is gonna work up a homeowners insurance quote.
this whole deal just blows and i will be glad when it is over...our land contract is up...this year went by fast

At least your paperwork worries will be over with someday.

I expect to be in family court over custody bullshit for the next 16 years. Sigh.

Refi is good, though, right? Lower interest rate and all that?

this is the first time we are financing....we bought it on land contract.
i am going up to my moms insurance company today so i can get a homeowners quote and a bunch of shit from the auditors site...

Pardon my "duh" but what is a land contract?

I'm never going to be in a position to buy land/house/other, so I'm pretty uneducated in these things.

my bro in law owns the house we live in....we signed a contract with him that we were to move in and take over the mortgage payments for 1 year and after that time we were to get our own financing...
basically it shows the bank that we already live here and we have twelve months of cancelled checks showing that we have been paying the mortgage already...
we files the contract with the county recorder and when we go to finance which should be next week, we take all that with us and get the actual loan into our name

That sounds like a sweet deal, and a good way to get financing from the mortgage companies. They're so leery of lending these days.

yeah, that was why we did it....to help us get financed...
we have a chapter 7 but it has been discharged for about 18 months now.....we 'should' be good to go but you never know...

good thing is we can still go month to month here if we can't get financed...my bro in law would never give us the boot cause of what his folks would think and he knows i would stomp his ass into the ground....i've all but told him that....
he is a tad bit afraid of me
